Mirek, Blanka and their three children have been living in Prague for years. They knew the apartment they wanted to buy well, as they rented it from the owner, who later agreed to sell it to them. Mirek and Blanka have Slovak citizenship and permanent residence, which meant that most Czech banks viewed them as foreigners, even though most Czech people think of Slovaks as are our “brothers”. Another complication was that the land was owned by somebody different (not the landlord who had agreed to sell it to them. In fact, the land was owned by 3 completely different people …

How not to lose the 100 thousand reservation deposit for an apartment?

Patrik called me to say that he would like a mortgage of 6 million, ideally for 100% of the value of the property, so that he would be left with a reserve for furniture and other expenses. At the meeting, I found out that he had already paid the developer a non-refundable deposit of 100 thousand without discussing the mortgage agreement with anyone. He thought there would be enough time to earn the money, as the construction would take two years, and he had enough income as a capable JAVA programmer. But he did not realize that, as a self-employed person, banks rate creditworthiness much worse, because they do not calculate the turnover, but the amount of the tax base! And suddenly, the joy of owning a house almost became a loss of 100 thousand.

How we saved 207 thousand, annually

Richard and I met at hockey. We happened to get stuck into what I do for a living. Richard said, “Then I’ll need you, my friend. I want to finally get my loans and credits in order and not pay the crazy interest.” A difficult divorce had financially exhausted him, but his 4 children still had to be fed. You can’t choose your parents, but you can choose your husband. Even so, sometimes it doesn’t work out. Ella’s husband struggled with his business for several years until he began to take out more loans, taking loans from one bank to pay off a debt from another. Disagreements between Ella and her alcoholic husband led to divorce and a “legacy” of 200,000 from insurance fraud. Ella had two small children and there was simply no money to provide for them. Plus, where would they live now?
